High Tide Design Group was established by Darryl Cobb, an award-winning architect known for his fine detailing and creative architectural designs. Our plans are for those who want custom homes, garages, and carriage houses but do not want to go through the full design process.
All of our house plans and garage plans are carefully thought-out, from the layout and flow to minute exterior details, providing a level of refinement only found in high-end custom plans. We can modify a set of plans or design a custom home for your specific needs.
Modifications
Our in-house residential building designer, along with his expert staff can modify existing plans or custom design the home of your dreams from any plan. Because all of our plans are created by our in-house designer, many plan modifications can be completed in very little time, once the final design has been approved.

What is included when you purchase plans?
Construction set includes dimension-ed floor plans, door and window schedules, exterior elevations, roof plan, typical wall section, typical porch sections and electrical layout plans.
How do local building codes affect my plans?
Building in an area with unique specifications such as high wind/snow loads, coastal areas, earthquake zones, substandard load bearing soil conditions, or extreme grades; your local authorities may require an engineer to review and seal the plans. You will need to hire a licensed structural engineer to review and seal all structural drawings.
Are the plans copyrighted?
Yes. All illustrations and plans contained in this publication are the exclusive property of High Tide Design Group. Reproduction in whole or in part is strictly prohibited by law. One dwelling may be constructed from the construction set purchased. Plans may not be resold or copied. Strict penalties will be enforced for violators of copyright laws.
